The site was granted outline planning permission, ref. 14/01266/OUT via appeal in October 2015.
Received reserved matters planning consent for 215 dwellings, ref. 17/04426/REM, granted January 2018.
The subject site comprises planning for 53 units as part of the wider planning application.
The majority of the remaining 162 units have been built out on behalf of L&Q with 64 still to be completed, 40 of which are being rebuilt.
L&Q will cover the S106 costs associated with the approved scheme so bidders should not allow for these contributions within their offer.
L&Q have submitted an update to Condition 12 of the OPP to relocate the S106 affordable dwellings from the subject site and onto their adjacent scheme, resulting in all 53 units being open market. Details of the proposed amendment can be viewed in the data room.
A NMA application was approved on 13th January 2025 to bring the 53 plots up to date with modern building regulations, ref. 24/02982/NMA.
